Scope of Work

Preventive Maintenance (PM): Quarterly PM for 10 3-ton Bard and 6 4-ton Bard units, and bi-annual PM for one Mitsubishi City-Multi ACCU. PM tasks involve inspection, lubrication, cleaning, adjustments, and replacement of defective parts.
Remedial Repair: Responding to work requests, performing on-site assessments, submitting scope of work and cost estimates, and completing repairs with a written report within two working days.
Emergency Repair: Responding to emergency requests within two hours, conducting on-site assessments within four hours, and restoring HVAC systems to full operational capability within six working hours.
Parts Replacement: All replacement parts must be new and equal to the manufacturer's original, with reimbursement based on actual cost and requiring COR approval.
