Wage Determination

Statement of Work (SOW) / Performance Work Statement (PWS)

To perform annual preventative maintenance (PM) inspections and necessary repairs on automatic and revolving doors at the Gateway Arch National Park Visitor Center.

• Service a total of 17 doors: four (4) single swing interior doors, eleven (11) double swing interior doors, and two (2) manual revolving doors.

• Conduct scheduled annual inspections with the park representative or COR.

• Tasks include:

  • Checking motors, operators, gearboxes, controls, sensors, function switches, belts, rollers, bottom guides, and break-out assemblies.
  • Documenting safety certificates for compliance.
  • Performing essential cleaning and lubrication.
  • Making minor controller adjustments and re-programming.
  • Performing minor mechanical adjustments and tightening fasteners.
  • Checking glass and glazing.
  • For manual doors: checking for oil leaks, tightening hardware, and adjusting closing speeds.
  • Testing door speeds and performance, analyzing relays, testing electrical functions, tightening connections, lubricating mechanical parts, and performing minor accessory repairs.

• Install all materials in accordance with federal, state guidelines, and manufacturer specifications.

• Perform operational tests after inspections/repairs.

• Clean work areas daily and upon job completion.

• Doors must be operating properly after inspections/repairs.

• All work must meet federal, state, and local regulations, including EPA, OSHA, and Davis Beacon Act.

• Place of Performance: Gateway Arch National Park, 11 North Fourth Street, St. Louis, Missouri 63102-1880.

• Work hours: Monday through Friday, 6:00 a.m. to 3:30 p.m. (No weekends or Federal Holidays).

• Performance Period: Base Year (9/15/26 - 9/14/27) plus up to four option years.

• Contractor must be AAADM certified, qualified, licensed, and bonded.

• Proper disposal of debris and waste materials is required.

• Contractor must supply all required OEM parts and materials.

• Contractor shall obtain all necessary permits, licenses, and drawings.

• Contractor is responsible for verifying measurements and compatibility of OEM component replacements.

• Contractor is responsible for determining specific work practices.

• Contractor must repair any utilities, equipment, supports, piping, conduits, or wiring damaged during contract activities at their own expense.
