The analysis must adhere to USPAP (Uniform Standards of Professional Appraisal Practice). Key performance standards require clear, accurate, and complete reports, utilizing recent comparable sales (within 24 months) with a minimum of 10 sales per land use in each market area. Improvements are to be excluded from valuation. The scope also includes annual recertifications or amendments for option years.
