Lease Agreement

This document is a U.S. Government Lease Agreement (Form L100) for recruiting facilities, entered into by the U.S. Army Corps of Engineers (USACE) and a Lessor. It outlines the terms and conditions for leasing property to the Government.

• Premises: Exclusive use of a specified rentable square footage at a given address, with 24/7 Government access.

• Termination Rights: Government may terminate with 90 days' notice.

• Renewal Rights: Lease may be renewed at the Government's option for additional one-year terms.

• Provide and maintain the premises in good repair and tenantable condition.

• Maintain HVAC systems to specific temperature ranges (70-76°F).

• Provide utilities (electricity, gas, water, sewer, trash removal, heating oil, internet, phone service) and janitorial services (if applicable).

• Perform maintenance including common area upkeep, lighting replacement, pest control, snow removal, and lawn care.

• Ensure indoor air quality and manage hazardous materials.

• Comply with applicable building codes, fire safety standards, and environmental regulations.

• Responsible for construction and alterations as per specifications.

• Pay rent as agreed.

• May request alterations, with costs typically reimbursed.

• May terminate the lease under specified conditions.
