Lease Agreement

This document is a U.S. Government Lease Agreement (Form L100) for recruiting facilities, entered into by the U.S. Army Corps of Engineers (USACE) and a Lessor. It outlines the terms and conditions for leasing property to the Government.

• Termination Rights: The Government may terminate the lease with at least ninety (90) days' written notice.

• Renewal Rights: The lease may include renewal options for additional one-year terms, subject to Government option and notice.

• Provide and maintain the premises in good repair and tenantable condition.

• Maintain HVAC systems to specific temperature ranges (70-76°F heating, 70-75°F cooling).

• Provide utilities (electricity, gas, water, sewer, trash removal, heating oil, high-speed internet, phone service, janitorial services) as specified.

• Perform common area maintenance, including landscaping, lighting, and repairs.

• Comply with applicable laws, including environmental and safety standards (e.g., indoor air quality, hazardous materials, asbestos abatement).

• Install and maintain fire alarm and sprinkler systems as required.

• Pay rent as agreed.

• Provide notice for termination or alterations.

• May contract for its own telecommunications services.
