• The lease will be a fully serviced, turnkey lease where rent covers all Lessor costs, including operating costs, real estate taxes, and insurance.

• The government may modify alteration requirements.

• Offers are due by March 25, 2025, no later than 3:00 PM EST.

• The Lease will be awarded to the offeror whose proposal is most advantageous to the Government, considering Price and Technical Factors (which are approximately equal in importance).

• Technical factors include: Location within delineated area, neighborhood feel, ease of access, location within building, parking availability, building appearance, compatibility of adjacent businesses, potential for signs, floor plan/layout, and high-speed internet availability.

• Offerors must provide pricing information on USACE Form 1364.
