Statement of Work (SOW)

To ensure safe, reliable, and ADA-compliant operation of automatic doors at the Northern Cheyenne Service Unit (NCSU) through semi-annual preventative maintenance (PM) and replacement of required consumable parts. The goal is to reduce unplanned downtime and support energy-efficient facility operations.

• Furnish labor, tools, consumables, equipment, transportation, and supervision for semi-annual preventative maintenance.

• Perform manufacturer-recommended maintenance on specific Horton Automatic doors, including four (4) bi-parting sliding doors, one (1) single sliding door, two (2) 7000 simultaneous-pair ADA operators, and twelve (12) 7000 single ADA operators.

• One semi-annual inspection must be an AAADM annual inspection.

• All parts must be OEM parts from Horton Automatics; rebuilt parts are not acceptable.

• Work must comply with AAADM standards, manufacturer specifications, and applicable federal regulations.

• All automatic doors must operate smoothly, safely, and in accordance with manufacturer specifications.

• All doors must meet ADA requirements and pass safety-sensor verification.

• Deficiencies identified during service must be corrected or documented with recommended actions.

• Place of Performance: Northern Cheyenne Service Unit, 420 North Cheyenne Avenue, Lame Deer, Montana 59043.

• Period of Performance: Base Year 07/01/2026 – 06/30/2027, with four (4) option years through 06/30/2031.

• Electronic service reports must be submitted within five (5) business days of each visit, including date(s) of service, description of maintenance, parts replaced, adjustments made, deficiencies, and recommendations.
