Scope of Work
The requirement involves providing all management, tools, supplies, equipment, and labor necessary for maintaining approximately 95 existing boilers/water heaters located in 72 facilities across Minot AFB, ND. Key services include:
- Preventive Maintenance (PM): Monthly, quarterly, semi-annual, and annual scheduled maintenance.
- Corrective Maintenance (CM): Responding to boiler failures with varying urgency (emergency, urgent, routine).
- Inspections: Regular checks of boilers and associated systems.
- Boiler Installation/Removal: Removal and disposal of existing boilers and installation of new, Government-furnished boilers (up to 12 per year, not exceeding two every 30 days).
- Inventory Management and Documentation.
Performance Standards include maintaining >98% operational availability during the heating season (October 1 - June 1), ensuring operational efficiency meets manufacturer specifications, and adhering to strict response times (e.g., 12 hours for emergency repairs, 48 hours for urgent repairs during heating season).
Special Requirements include possessing all necessary local, state, and federal licenses, compliance with codes (e.g., IBC, IFC, NEC, OSHA), employing licensed and certified personnel (including electricians with journeyman-level supervision), adherence to hazardous waste management, and compliance with base security protocols.
