Statement of Work (SOW) / Performance Work Statement (PWS)

This Statement of Work details the requirements for replacing two existing boilers in Building 1047 at the New Mexico Air National Guard complex, Kirtland AFB.

• Furnish all labor, equipment, and materials for the boiler replacement.

• Includes demolition of existing boiler mechanical equipment, insulation, valves, gauges, electrical components, expansion tank, and air separator.

• Re-routing and replacement of gas and water piping.

• Installation of two new, highly efficient LOCHINVAR boilers (90% efficient or above).

• Proper sizing of new boilers to meet existing building and system capacity.

• Installation of new venting, piping, expansion tank, and air separator.

• Integration with existing Direct Digital Controls (DDC) and upgrade of the front end.

• Provision of Polypropylene Glycol water treatment (minimum 30% concentration).

• Replacement of gas meter and regulator.

• Pre-construction and post-inspection test and balance of the hydronic system.

• Work must comply with the Statement of Work, preliminary drawings, and awarded contract terms.

• All work must adhere to the most recent safety codes and regulations.

• Contractor must provide a comprehensive safety plan in writing.

• Final product must be in the usual and customary manner, meeting all requirements for a complete installation.

• Quality Control Plan to be developed and implemented.

• Operation and Maintenance manuals, training, and redline drawings are required for close-out.

• Contractor is responsible for disposal of all debris, rubble, residue, and waste material at an off-base landfill.

• Hazardous materials must be handled and disposed of according to US environmental rules and regulations.

• Contractor must coordinate work of subcontractors and ensure trade coordination.

• Contractor is responsible for workplace safety for their workers and all personnel on base.

• Manufacturer representative required for start-up and initial training.

• All equipment and product testing is the contractor's responsibility.
