Scope of Work
The selected contractor will perform BAS Preventive Maintenance (PM) services, including:
- Investigative services to ensure BAS controls function as designed.
- Development of site-specific PM checklists.
- Various PM activities such as network communication checks, time schedule validation, troubleshooting, trend and alarm configuration, graphics review, spare part inventory review, BAS backup retention, and user account management.
- Updating As-Built and O&M Manuals.
- Rotating UPS batteries and performing annual PM activities.
- Inspecting panels, controllers, and wiring; confirming sequences of operation.
- Assessing expendable sensors/equipment, BAS software, OWS/Servers, and controllers.
- Conducting inventory of existing BAS and performing sensor, operator, and end device point-to-point checkout and calibration every five years.
- Providing manufacturer's recommended PM, reporting deficiencies, and offering remote support.
- Evaluating open deficiencies and proposing repairs, culminating in a PM Site Visit Summary.
Contract & Timeline
