- Painting: Includes preparing and painting all interior and exterior surfaces (walls, doors, frames, windows), repairing cracks/holes, treating mold/mildew, replacing trim/caulking, priming with KILZ 2, and applying specified paint types (latex, semi-gloss, eggshell/satin, high gloss, Loxon masonry, EFIS finish). Repainting signage, exposed piping, and electrical panels is also required. Lead paint encapsulation is intended, necessitating a hazardous materials plan.
- Flooring: Removal of existing flooring and installation of new Luxury Vinyl Tile (LVT) in sleeping rooms and Epoxy Resinous Flooring in shared/common spaces, including stair treads and stairwells. LVT flooring surfaces must be sealed, and all existing transition strips and rubber cove base replaced. All products must be installed per manufacturer specifications.
- General Requirements: The contractor is responsible for providing all material, labor, equipment, and supervision. All measurements must be field-verified.
