Statement of Work (SOW) / Performance Work Statement (PWS)

To waterproof and improve the drainage system along the exterior eastside wall of the BIA Choctaw Agency building, addressing water intrusion and damage.

• Assess site conditions including soil, drainage, water table, and climate.

• Develop and implement a waterproofing sealant and drainage system.

• Provide all necessary personnel, equipment, tools, materials, labor, and supervision.

• Comply with applicable Tribal, state, and federal laws and regulations.

• Temporarily disconnect and move HVAC units, providing portable AC if needed.

• Temporarily move and then reinstall a fence on the eastside.

• Excavate along the eastside exterior wall to expose the area for waterproofing and drainage system installation.

• Reroute electrical gate conduit.

• Dig a trench for a French Drain alongside the building.

• Install waterproofing materials (Mapel plain seal CR1, MIRFI 140N 4oz, J Drain ES 1530 B Drain Board).

• Install a 6-inch perforated sock pipe in gravel within the trench.

• Backfill the trench to create positive drainage towards Evergreen Street and Powell Street.

• Install a temporary sediment control barrier.

• Clean and repair wall defects for maximum adhesion of waterproofing material.

• Seal conduits, pipes, and joints to accommodate building movement.

• Ensure waterproofing materials comply with IBC 1805.3.2 and do not contaminate soil or water.

• Install a 2-foot wide concrete pad along the east side, directing water towards Evergreen Street.

• Apply elastic water repellent caulk.

• Install aluminum flashing.

• Extend downspouts and repair existing drainpipes.

• Lower street ditch flow line to improve drainage.

• Install a decorative block wall at the northeast corner.

• Re-install HVAC units and fence.

• Place approximately 150 sq yds of Sod and restore disturbed landscape areas.

Work must be completed within 120 days from contract award.

• Provide a warranty of two to five years on materials and labor.

• Coordinate bin locations with the Point of Contact (POC).

• Clean up work site daily and dispose of all debris.

• Contractor may not use Agency/Government disposal bins.

• Work hours: Monday-Friday, 08:00 AM - 04:30 PM. Coordinate with POC Eric Nicky.

• Weekend work requires POC approval 48 hours in advance.

• Provide proof of insurance upon contract acceptance.
