• Replace wall paneling, including insulation.
• Secure loose ceiling grid.
• Prepare, prime, and paint panels and metal strips.
• Paint exposed conduit, boxes, etc.
• Remove and replace cove base.
• Remove existing VCT tile and prepare floor for new VCT tile.
• Replace ceiling lights with LED lights.
• Remove electric baseboard heating, conduit, and wiring.
• Prepare, prime, and paint walls.

• Replace warehouse entrance door with a metal door/frame with internal mini blind.
• Provide lever handle, heavy-duty closure, and weather stripping.
• Reattach existing sign.
• Paint trim.
• Trim out window.
• Replace office door.
• Paint storage door/frame.
• Remove existing VCT tile.
• Prepare floor for new VCT tile.
• Replace outlets, switches, and plate covers.
• Remove and dispose of wood paneling and trim.

Exterior Repairs:

• Prepare and paint steps, risers, treads, and handrails.

General:

• Remove and dispose of all items remaining in offices.

• Relocate refrigerators and microwave.

• This acquisition is set aside for 100% small business.

• NAICS Code: 236220 (Repair or Alteration of Office Buildings).

• Size Standard: $45M.

• Department of Labor Wage Determination applies based on Chesterfield County, VA.

• Contractors must own, possess, or control a bona fide place of business within 125 miles of DSCR.

• Partial proposals will not be accepted.

Statement of Work (SOW) / Performance Work Statement (PWS)

To repair and upgrade the bathroom, office spaces, and break area to improve their condition, functionality, and overall quality.

Bathroom:

• Replace entrance door/frame with a steel door/frame (no lite), including heavy-duty closure and deadbolt.
• Clean and replace toilet seats and sinks.
• Install new plumbing supply lines.
• Replace toilet partitions with solid phenolic partitions.
• Scrub and wash floors.
• Prepare and paint walls, conduit, and piping.
• Replace exterior window with a similar style, non-operable, double-pane insulated metal window.
• Install an 8' wide ceiling fan tied into the fire alarm system.
• Replace pop-up drain vent and remove/replace floor expansion joints.

Office/Breakroom:

• Prepare, prime, and paint entrance doors and frames.
• Replace thresholds and weather stripping.
• Add a box to accepted Lenel control panel for front and warehouse doors, with conduit and pull string.
• Remove existing window AC unit and components.
• Replace wall paneling, including insulation.
• Secure wall to ceiling metal grid, caulk joints.
• Prepare, prime, and paint panels (inside and out).
• Paint exposed conduit, boxes, etc.
• Remove and replace cove base with black.
• Remove existing VCT tile and prepare floor for new VCT tile.
• Follow VCT manufacturer recommendations for sealing and polishing.
• Replace ceiling lights with 2’x4’ LED lights.
• Remove electric baseboard heating, conduit, and wiring.
• Prepare, prime, and paint all walls.
• Shorten conduit for fire alarm strobe.
• Provide and install a mini-split heat pump (Mitsubishi preferred).
• Prepare and paint the drain line to match wall color.
• Run a new circuit for the mini-split.
• Provide a concrete pad for the mini-split outdoor unit.

• Provide lever handle, heavy duty closure, and weather stripping.
• Paint all trim the same color as walls.
• Replace office door with similar type, including internal mini blind.
• Paint storage door/frame.
• Remove existing VCT tile and prepare floor for new VCT tile.
• Replace all outlets, switches, and plate covers.
• Remove and dispose of wood paneling and trim.
• Replace wall insulation with R-13 insulation.

Exterior Repairs:
