Scope of Work

The contractor will be responsible for all supervision, labor, equipment, and materials to perform maintenance tasks in accordance with manufacturer recommendations and applicable regulations. Key services include:

• General Requirements: Scheduling of preventive maintenance, service, and repairs during regular working hours (7:00 a.m. to 3:30 p.m.). Unlimited call-back service is included, with emergency callbacks requiring a response within 24 hours.
• Documentation: Provision of signed time tickets, maintenance schedules, work logs, and trouble logs.
• Compliance: Contractor is responsible for all inspection fees charged by regulatory authorities, including re-inspection fees for deficiencies. Annual inspection by a Bureau Veritas Inspector is required.
• Specific Tasks: Detailed annual, semi-annual, and monthly maintenance tasks cover components such as pressure tanks, controllers, wiring, signs, data plates, oil buffers, hoistway, pit, machine room, car top, door systems, hoistway access switches, car top equipment, emergency systems, stopping accuracy, ride units, hydraulic plungers, gland packings, seals, oil leakage collection, safety bulkheads, and pump units. Flexible hoses must be replaced every 6 years.
