Purpose & Scope

The required space must be secure, acoustically controlled, and meet Facility Security Level (FSL) II standards.

Space Requirements

  • Size: 4,345 - 5,250 ABOA SF (5,613 - 5,866 RSF).
  • Type: Clinical Outpatient - Vet Center.
  • Parking: Minimum 20 spaces.
  • Key Features: Enhanced privacy (STC-rated construction), robust telecommunications, controlled public access, FSL II security systems (CCTV, intrusion detection, access control, duress alarms), and a nurse call system.
  • Lessor Services: Utilities, janitorial, maintenance, guest Wi-Fi, basic cable TV, and ongoing security system monitoring/upkeep.
  • Building Type: New or existing buildings considered, provided existing structures can meet VA Vet Center configuration, privacy, and security requirements. Space must be outside the 100-year floodplain.

Submission Requirements

Interested parties must submit EOIs electronically to Eric Rogers (eric.rogers2@va.gov) by June 15, 2026, 4:00 PM ET. Submissions should not exceed 12 pages and must include:

  • Building name, address, and location of available space.
  • RSF, expected fully serviced rental rate (with breakouts for operating expenses and real estate taxes).
  • ABOA and RSF measurements with corresponding floor plans.
  • Date of space availability, site plan, and parking layout.
  • Confirmation of ability to meet security, access, telecommunications, and FSL II requirements.
  • Building ownership information and authorization to offer the space.
  • List of building services provided under a fully serviced lease.

Evaluation

Responses will be evaluated based on capability to meet requirements, anticipated tenant improvement costs, and overall best value. This information will help the Government determine acquisition strategy and performance requirements. The Government will not pay for information submitted. Award of a subsequent lease, if pursued, is anticipated around November 30, 2026.
