- Site shall be, or can be made to be predominantly level.
- Site shall be adequately sized to meet all requirements, including security set-back, water management, snow removal storage and circulation.
- Shall be on City services.
- Shall not be located adjacent to correction facilities, schools, heavy industrial areas or operations causing excessive odors or noise.
- Shall be capable of sending and receiving radio transmissions from a local radio repeater.
- The wareyard shall be paved, secured (fencing and access control) and striped for 50 standard and 13 trailer length parking spaces with sufficient maneuvering space to accommodate a standard-length semi-truck with a 53’ trailer (including ingress and egress).
- Ceilings: office area, minimum drop ceiling clearance of 9’0”; warehouse, minimum clearance of 16’0” to the lowest obstruction.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is not required (net of electricity and gas). Offered space shall not be in the 1-percent-annual chance/0.2-percent-annual chance floodplain (formerly referred to as “100-year”/“500-Year” floodplain).
