  • Amenities: Six on-site, reserved, structured parking spaces are required, plus additional parking per local code. Potential for roof access for antenna installation and approximately 250 ABOA SF for a vending facility.

Contract Details & Financials

  • Lease Term: 15 Years (10 Years Firm).
  • Occupancy Date: On or about June 7, 2027.
  • Tenant Improvement Allowance: $58.956 per ABOA SF.
  • Anticipated Tenant Improvement Overage: Approximately $141.12 per ABOA SF.
  • Building Specific Amortized Capital (BSAC): $25.00 per ABOA SF for security improvements.
