Scope of Work
The contractor will provide annual preventive maintenance, inspection, and testing of fire suppression and fire alarm systems across four GPO buildings (A, B, C, D) totaling approximately 1.4 million square feet. This includes:
- Fire Suppression Systems: Wet-pipe, dry-pipe, and pre-action sprinkler systems, standpipe systems, fire pumps, control valves, supervisory devices, gauges, and alarms.
- Fire Alarm Systems: Edwards EST3 systems, including FACPs, networked panels, remote annunciators, initiating devices (smoke, heat, duct detectors, manual pull stations), notification appliances, power supplies, batteries, and circuit supervision.
Services must comply with the latest adopted editions of manufacturer requirements for EST3, NFPA 13, NFPA 14, NFPA 20, NFPA 25, NFPA 72, GPO Design Standards, and OSHA regulations. Deliverables include annual inspection and testing reports, device counts, test results, and deficiency reports. Excluded services are corrective repairs, system modifications, component replacement, system upgrades, code retrofits, and emergency response unless authorized.
