Scope of Work

The requirement is for a comprehensive preventative and corrective maintenance program for HVAC systems, including:

  • Providing all necessary labor, tools, materials, parts, and supervision.
  • Performing scheduled Preventative Maintenance (PM) tasks (quarterly, semi-annual, annual) for various systems such as PoolPak Dehumidifiers, RTUs, Mini-Splits, Exhaust Fans, Boilers, Water Heaters, Circulating Pumps, and Glycol Pumps.
  • Conducting unscheduled/corrective maintenance based on government work orders.
  • Offering 24/7/365 emergency response with a 4-hour on-site technician requirement.
  • Managing hazardous and toxic substances, including disposal, and providing a Spill Plan and Environmental Protection Plan (EPP).
  • Furnishing and installing new filters as part of PM.

Performance Standards & Special Requirements

Key performance standards include maintaining equipment in a reliable, safe, and efficient operational state, responding to emergencies within 4 hours, and accurate documentation. Contractors must develop a Quality Control Plan (QCP), comply with federal, state, and base environmental laws, OSHA safety requirements, and provide a Work Safety Plan. Personnel must have relevant experience (Project Manager with HVAC experience, technicians with 3+ years) and obtain base clearances. The contractor is responsible for specific insurance coverage and damage to government/private property, and must not use Class I Ozone Depleting Substances (ODS).
