Quick Summary

The Los Angeles District, U.S. Army Corps of Engineers is seeking to lease Class A or B retail space in the Anthem area of Phoenix, Arizona, for an Armed Forces Career Center. Key requirements include:

  • Primary and secondary points of ingress/egress.
  • Lighted, non-exclusive or reserved on-site parking for 3 government vehicles (24/7) and additional parking for 4 employee vehicles and visitors during business hours.
  • 24-hour unrestricted access and availability of all communications infrastructure.
  • Compatibility with surrounding businesses; no proximity to sexually oriented businesses, bars, liquor stores, smoke shops, or marijuana dispensaries.
  • Space must meet accessibility, life safety, and environmental standards, including a Phase I Environmental Site Assessment (ESA).

Evaluation

Technical Factors, approximately equal in importance to Price, include Location, Neighborhood, Ease of Access, Parking Availability, Building Appearance, Adjacent Businesses, Sign Visibility, Floor Plan/Layout, and High-Speed Internet.

Submission Requirements

Responses must include, at a minimum:

  • Initialed draft lease document, General Clauses 3517B, and Janitorial Specifications.
  • Completed, signed, and dated Proposal to Lease Space form (template provided).
  • As-built floor plan drawing and site plan showing location and available parking.
  • Digital photo of the street view of the property.
