Statement of Work (SOW)

To address deficiencies in existing rooms, doors, and corridors within the CMR (Chief of Mission Residence) at the U.S. Embassy Madrid that do not meet updated fire safety codes or Department of State (DOS) risk mitigation guidelines. The project aims to provide fire-rated assemblies, updated escape hardware, proper smoke and fire seals, and finishing work.

• Apply fire-resistant insulation to the ceilings of the ground floor bedrooms hall to isolate the hall for evacuation purposes.

• Repair and paint the affected ceiling to match the existing aesthetic.

• Construct fireproof walls extending from the top of the wall to the underside of the structural slab ceiling, achieving a 1-hour fire rating using fire-rated brick masonry or gypsum board.

• Ensure fireproof walls provide a continuous fire barrier with no gaps or voids.

• Seal all penetrations for services (electrical, plumbing, HVAC) with approved firestop systems.

• Apply fireproofing materials to specified walls and ceilings in the evacuation hall (approx. 65m²).

• Identify and replace non-compliant or degraded seals with fire-rated sealants or firestop systems (minimum 1-hour rating).

• Firestop all penetrations in accordance with EN 1366-3, NFPA 101, and local CTE standards.

• Repair and restore false ceiling access points after fireproofing.

• Supply and install a structural metal catwalk (approx. 20m²) on the roof for access and maintenance.

• Supply and install eight (8) fire dampers in the air conditioning ductwork system, equipped with heat-activated sensors.
