Quick Summary

The General Services Administration (GSA), Public Buildings Service, is seeking competitive lease proposals for office space in Multiple Cities, Missouri, specifically within a delineated area in the Kansas City region. This Request for Lease Proposals (RLP) #25REG06 requires 3,706 to 3,891 ABOA square feet of move-in ready, second-generation office space. The lease term is 15 years, with 13 years firm. Offers are due by May 7, 2026, at 8:00 PM EST.

Scope of Requirement

The GSA requires office space to accommodate two distinct blocks within the same building, with contiguous space desired:

  • Block 1 (644-676 ABOA SF): Designated for OIG use, requiring 3 private offices, 1 evidence room, and 1 ammunition/weapons storage. This block needs a non-public or less-visible path to its entry and must be separately demised from Block 2.
  • Block 2 (3062-3215 ABOA SF): For District Office use, including 7 private offices, 9 open workstations, 1 reception area, 2 training/conference rooms, various support rooms (file, copy, storage, break), and a server room with 24-hour HVAC. The facility security level (FSL) is II. The Government is seeking space that requires minimal construction, primarily interior improvements, to support a demanding post-award schedule.

  • Lease Term: 15 years, 13 years firm.
  • Tenant Improvement Allowance: $60.72 per ABOA SF.
  • Building Specific Amortized Capital (BSAC): $12.00 per ABOA SF.
