- Space Size: 16,000 to 16,800 ABOA SF.
- Parking: 3 reserved on-site spaces for government vehicles, plus 68 unreserved spaces (26 employee parking within 1 walkable block, 42 visitor parking within 1/4 mile).
- Lease Term: 15 years, 13 years firm.
- Tenant Improvement Allowance: $57.78 per ABOA SF.
- Building Specific Amortized Capital (BSAC): $12.00 per ABOA SF.
- Amortization Term: 8 years for both Tenant Improvements and BSAC.
Additional Requirements
- Space must not be in a retail strip mall or shopping center (office buildings with ground-floor retail in CBD/urban corridors are acceptable).
- Must be at least 300 walkable feet from homeless shelters, dispensaries, drug treatment facilities, law enforcement, manufacturing/industrial zones, and K-12 schools.
- Contiguous on one floor or vertically contiguous on two floors; ground or lower levels preferred.

Submission & Evaluation
Offerors must submit proposals through the GSA Leasing Portal (https://leasing.gsa.gov). The Open Period for submissions runs from the 1st through the 7th of each month, ending at 8:00 p.m. ET. Lease awards will be made to the lowest-priced, technically acceptable offer without negotiations. Offered space must comply with all applicable Federal, State, and Local jurisdiction requirements, including fire and life safety, accessibility, seismic resilience, and energy efficiency.
Important Notes
Offerors should review Section 889 of the FY19 NDAA regarding telecommunications equipment restrictions and initiate SAM registration as soon as possible. The Government may award multiple leases.
