Purpose & Scope

The VA seeks an existing, move-in ready building with minimal renovation or adaptive reuse to establish a CBOC Annex. The Lessor will be responsible for all costs, including shell upgrades, tenant improvements (TI), operating costs, common area maintenance, and real estate taxes. The lease term is 10 years (5 Firm, 5 Soft), with an anticipated occupancy date around October 1, 2026. The Government may terminate for convenience after the firm term with 90 days' notice.

Space Requirements

The proposed space must be of modern, sound construction and meet stringent requirements, including:

  • Size: Approximately 7,533 RSF / 6,696 ABOA.
  • Parking: Minimum of 25 reserved spaces, with 6 designated for ABAAS.
  • Accessibility: Compliance with Architectural Barriers Act Accessibility Standard (ABAAS) and VA Barrier Free Design Standard.
  • Environmental: Must be free of known hazardous conditions; a Phase I Environmental Site Assessment (ESA) is required.
  • Energy Efficiency: Buildings must have earned an ENERGY STAR® label within the most recent year.
