Statement of Work (SOW)

To perform exterior improvements and repairs on two buildings (Building 400 and Building 1448) as specified.

• General: Perform all necessary services in accordance with UFC specifications and this SOW.

• Building 400:

  • Remove and replace damaged windows and doors.
  • Procure a Work Clearance Request (minimum two weeks for processing).
  • Perform asbestos and lead paint testing; abatement requires a contract modification.
  • Remove and dispose of all demolished building materials off-site.
  • Provide all necessary safety and lift equipment.
  • Clean out and replace 28 CMU construction control joints.
  • Repair 2 CMU blocks.
  • Replace 72 missing window panes in adjacent windows (field verify dimensions).
  • Replace 4 missing window panes on the north-facing wall (field verify dimensions).

• Building 1448:

  • Remove and replace two overhead rollup doors, motors, and hardware (match existing color).
  • Remove and replace two exterior steel man doors, jambs, frames, and hardware (match existing).

• Force Protection: Adhere to real-world Force Protection Condition (FPCON) measures, random anti-terrorism measures (RAMs), shelter-in-place orders, evacuations, and lock-down notices.

• Anti-Terrorism Training: Complete Level I - AT Awareness Training within 30 days of access and annually thereafter.

• Site Cleanup: Maintain a clean work site daily, including removal of debris, waste materials, temporary protection, labels, dust, stains, films, and foreign substances. All removed materials and surplus debris not designated for salvage must be disposed of off-site by the Contractor in accordance with regulations. Site cleanup is included in installation fees.

• Period of Performance: 45 days from the receipt of the approved delivery order.

• Place of Performance: Malmstrom AFB (implied by references to AF Form 103 and security regulations).

• Work Clearance: Minimum two-week processing time for Work Clearance Request.

• Asbestos/Lead Paint: Testing required; abatement will result in a contract modification.

• Dimensions: Field verification of window and door dimensions is required before ordering.

• Government Furnished Information: Existing site/building plans, utility impact drawings, and specific specification sections (General Requirements, Security, Environmental Protection) will be provided.

• Property Inventory: Complete Form 1354 checklist 10 days prior to final inspection.

• A pre-negotiation meeting will be held to establish scope understanding.

• Submittals will be delivered according to a schedule not detailed in this excerpt.
