Scope of Requirement
The VA currently leases 20,079 ABOA of clinical space and intends to continue occupancy under GSAM 570.402 Succeeding Leases. Alternative space will only be considered if economically advantageous, otherwise, the VA intends to pursue a sole source acquisition. Required criteria for any alternative space include:
- A lease for up to 20 years with a ten-year firm term.
- Occupancy required by October 2026.
- Space must be contiguous and on no more than one (1) floor.
- At least 20,904 rentable square feet (RSF) / 20,079 ABOA.
- Minimum of 130 on-site parking spaces.
- Not located within the 100-year flood plain.
- Must meet Federal and Local Government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards.
- A fully serviced lease is required.
- Zoned for VA’s intended use.
- Located within the delineated area: North: E. Empire St./HWY 9; South: I-55/Six Points Road; East: I-55; West: I-55/I-74.
Submission Requirements
Interested offerors (owners or legal representatives) must submit the following information:
- Proposed property address with a map showing it within the delineated area.
- Name, phone number, and email address of the Property Owner (or authorized representative letter).
- Documentation evidencing the property is outside the 100-year flood plain.
- Documentation delineating cost advantages to the Government for relocating.
- Documentation delineating ability to meet all Government requirements.
- Amount of space offered, cost (dollar per square foot), and number of parking spaces.
- Date space is available.
- Other pertinent information to determine economic advantage.
