Scope of Work
The requirement covers on-call, routine, preventive, corrective, inspection, testing, certification, and emergency MEP services. Specific services include:
- Mechanical: Chillers, boilers, cooling towers, HVAC systems, air compressors, vacuum pumps.
- HVAC Controls: Troubleshooting, calibration, repair, and replacement of field-level components.
- Electrical: Distribution systems, lighting, grounding, emergency power systems.
- Plumbing & Medical Gas: Domestic water, sanitary sewer, storm drainage, medical gas systems.
- Life Safety & Fire Protection: Fire alarm systems, sprinkler systems, fire pumps, fire doors, kitchen hood fire suppression.
- Ancillary & Compliance: Documentation, minor construction/demolition for repairs, support during accreditation surveys. Services will be performed at various AAIHS facilities in New Mexico, Colorado, and Texas, including Albuquerque, Dulce, Mescalero, San Fidel, Santa Fe, Taos, and Zuni.
Contract Details
- Contract Type: Multiple Firm-Fixed-Price Blanket Purchase Agreements (BPAs).
- Period of Performance: Base year + four option years, extending from TBD/2026 to TBD/2031.

Offerors must submit a complete quotation package consisting of three volumes: Technical Qualifications, Past Performance, and Quote/Pricing, along with a signed SF-1449. Electronic submission (PDF preferred) is required.

- Pricing: Offerors must use the provided Excel pricing template (Attachment 1) to submit fully burdened hourly rates for various labor categories, fees for service calls and mobilization, material markups, and travel rates.
