Statement of Work (SOW) / Performance Work Statement (PWS)

To renovate and improve the Industrial Production Facility (IPF) office space and locker room at Sector Jacksonville Annex Mayport by replacing outdated tile flooring with a high-performance polyurea poured flooring system and by removing and replacing suspended ceilings and light fixtures. These repairs aim to address systemic facility failures, enhance habitability, and support the continued operational readiness of this mission-critical shore installation.

• Demolition: Remove existing ceiling grid, tiles, lighting fixtures, HVAC diffusers, urinals, and partition screens. Test for and abate hazardous materials as necessary.

• Flooring: Install a new high-performance polyurea poured flooring system (minimum 8 mils thickness, 2,500 PSI tensile strength, ADA-compliant slip resistance, chemical resistance) in office and locker room areas. Includes surface preparation, installation, and cleanup.

• Ceilings: Install new 15/16" acoustical ceiling grid with 2'x2' layout in affected areas.

• Lighting: Install eleven (11) new overhead LED lighting fixtures (minimum 4,000 lumens, Energy Star certified) in office and restroom environments.

• Restroom Fixtures: Install new HVAC diffusers, new partitions, and a new commercial-grade, water-efficient flushable urinal.

• Walls: Prep, prime, and paint all walls in office and locker room spaces with two coats of semi-gloss interior paint (low or zero VOC). Color to be selected by the government.

• Water Heater/Sink: Remove existing water heater and mud sink. Install a new 30-gallon, 3800-Watt electrical water heater and a new 24"x36" floor-mounted mop service sink.

• Flooring: Minimum 1-year warranty covering materials and installation.

• Workmanship and materials: Minimum 1-year warranty from date of acceptance.

• All work must comply with applicable federal, state, and local safety codes and standards (OSHA, NFPA, local building codes).
