Scope of Work
This project involves the removal and proper disposal of three existing RTUs located on the warehouse, workshop, and gym buildings. The contractor will install three new, like-for-like RTUs designed to fit on existing curbs. The scope also includes necessary modifications to the building's roofing/flashing, electrical, and HVAC systems and their associated components.
Specific requirements include:
- Provision of new electrical disconnects, thermostats, canvas/flex connections, p-traps, and local condensate piping.
- Integration with existing ductwork and electrical distribution panels.
- New RTUs must be connectable to a Building Automation System (BAS) and feature remote control/monitoring panels.
- Work encompasses rigging, ductwork, piping, controls wiring, mechanical, electrical, carpentry, roofing/flashing, and painting.
- Test, Adjust, and Balance (TAB) services and factory representative start-up are required.
Performance Standards & Special Requirements
New RTUs must feature powder-painted steel casing (1,000 hours salt spray certified), not exceed existing equipment weight, be Constant Volume with adjustable barometric relief, and have outdoor air dampers. A 12-month limited warranty on the complete unit and a five-year warranty on compressors and electric heater elements are mandatory. The contractor must provide formal training on preventive maintenance and operations/maintenance manuals.
Special requirements include a Project Superintendent with a minimum of 5 years of experience, submission of a hazard control measure plan and detailed construction schedule, and compliance with all applicable Building Codes (IBC, IMC, IPC, NEC) and OBO standards.
