  • No adverse criminal record or political/business affiliations contrary to U.S. interests.

• A site visit is scheduled for May 12, 2026, at 10:15 a.m. at No.75, Gregory's Road, Colombo 7.

Statement of Work (SOW) / Performance Work Statement (PWS)

This Statement of Work (SOW) outlines the requirements for construction services for major renovation works at the U.S. American Embassy in Colombo, located at 75 Gregory Rd.

The project involves comprehensive renovation and construction, including but not limited to:

• Renovation of bathrooms in the clubhouse.

• Replacement of flooring in the clubhouse.

• Installation of sliding doors, windows, and fixed glass panels.

• Installation of electrical cabling, services, and light fixtures.

• Construction of a tool room.

• Construction of a security room.

• Construction of a concrete plinth and shed for a generator.

• Demolition of the existing generator room and paving, creating additional parking slots.

• Renovation of the kitchen, including new floor tiles, cabinets, lighting, and painting.

• Construction of a ramp.

• Miscellaneous project works.

• All work must comply with recognized US and International Building and Construction codes, as well as Embassy rules and regulations.

• The contractor must maintain quality control over suppliers, products, and workmanship.

• The Embassy has the right to inspect and test all services.

• A 3-year functional warranty for workmanship and materials is required.

• A 2-year functional warranty covering workmanship, materials, and installations is required for specific items.

• The project is expected to take approximately 12 weeks.

• The location is the U.S. American Embassy in Colombo, 75 Gregory Rd.

• The contractor must coordinate all independent trades.

• Proper storage of materials on site is the contractor's responsibility.

• Noise levels must not exceed 80dB between 7 pm and 7 am.

• The contractor must ensure minimal disturbance and no damage to existing property.

• The contractor must provide qualified supervisory, technical, and labor personnel.

• Safety standards as specified in the EM 385, US Army Corps of Engineers Manual must be followed.

• The contractor must clean up all debris and leave the site in its original condition.
