Statement of Work (SOW) / Performance Work Statement (PWS)

This Statement of Work details the requirements for the supply and installation of uPVC door systems for a recreation center renovation project, specifically for the clubhouse and security room.

• Supply and install doors and windows according to provided design details and drawings.

• Provide separate drawings for each unit in the quotation.

• Perform minor finishing work, sealing of gaps, and finishing of adjacent walls to ensure functional sets of windows and doors.

• Conduct field verification to finalize details and functions.

• Material Specifications:

  • All door frames must be Black Color, uniform finish, homogenous (exceptions for specific white doors).
  • uPVC door profiles must be high-quality, UV-stabilized, free from defects, and resistant to warping, bowing, twisting, or deformation.
  • Glazing must be factory-fabricated, double-pane insulated glass units (IGUs), minimum 8 mm thickness, and safety/tempered glass is mandatory.
  • IGUs must be hermetically sealed with argon gas, free from defects, and have durable edge seals compatible with the uPVC framing.
  • All materials and components must meet or exceed applicable U.S. standards for safety, durability, and thermal performance.
  • Installation accessories (anchors, fasteners, shims, sealants, gaskets, weatherstripping, trims) must be high quality, compatible, and suitable for the application and environment.
  • Fasteners and anchors must be corrosion-resistant.
  • Sealants must be high-performance, exterior-grade, and compatible with uPVC and adjacent substrates.
  • Gaskets and weatherstripping must be durable, UV-resistant, and maintain elasticity.

• Specific Door/Window Types and Quantities:

  • SW1 – Fixed Glazed Assembly (03 Panels): 2 Nos.
  • SD2 – Two-Panel Sliding Door System: 1 No.
  • SW2 – Fixed Glazed Assembly (03 Panels): 2 Nos.
  • SW4 – Fixed Glazed Assembly (02 Panels): 1 No.
  • FG2 – Fixed Glazing Unit: 2 Nos.
  • SW3 – Three-Panel Sliding Door System: 1 No.
  • SD1 – Double Leaf Hinged Door (Outward Opening): 2 Nos.
  • D2 - Double Leaf Hinged Door with Sandblasted Finish: 1 No.
  • D1-Single uPVC Door with Louvers and Insulated Panel: 2 Nos.
  • D3 – Single uPVC Insulated Door: 1 No.
  • Security Room Door (DWG#24): 1 No. (900 mm x 2100 mm, white finish)
  • Service Doors – Laundry & Bathroom (DWG#24): 2 Nos. (800 mm x 2100 mm, white finish)

• Vendor must verify opening dimensions and tolerances (±2 mm) before installation.

• Adjustments for proper fit, alignment, and operation are the vendor's responsibility.

• Installation must ensure long-term performance without loss of functionality or settlement.

• Frames must be embedded using clamping collars and installed level and plumb.

• Gaps between frames and walls must be filled with paintable silicone.

• Sliding door bottom slots must be embedded in the floor to prevent tripping hazards.

• Vendor must prevent damage to vinyl windows/doors and frames during construction.

• Installed systems subject to inspection and acceptance based on compliance with shop drawings, manufacturer specifications, and U.S. standards (ASTM, AAMA, NFRC).

• Units must be plumb, level, square, and operate smoothly.

• Perimeter joints must be sealed, frames securely anchored, and surfaces free from defects.

• Vendor shall conduct and document functional testing.

• Final acceptance contingent upon successful inspection, test reports, manuals, and warranty documentation.

• Warranty: 5 years for materials, 2 years for workmanship. Vendor must promptly repair/replace defective items during the warranty period.

• Final payment upon final acceptance and submission of warranty certificate.
