Statement of Work (SOW) / Performance Work Statement (PWS)

To procure appraisal and valuation services to form an independent opinion of the market value of the fee simple estate of defined properties.

• The SOW is applicable to 9 Individual Tracts of Land.

• The appraisals will focus on the Allotted land identified in the attached list and supporting documents.

• No structural improvements are to be appraised, though any present should be noted and described but not valued.

• Personal property must be disregarded.

• The subject properties are held in trust for Native American landowners.

• Appraisals will be for Market Value.

• Appraisals must meet or exceed USPAP requirements (SR 2-2(a)).

• Appraisal reports must be submitted in electronic unlocked (.pdf) format, 8.5" x 11" page size.

• Individual appraisals must be completed for each identified tract.

• Initial Appraisal Reports Due: Target is 60 days from contract award date, but alternative dates will be considered.

• Review & Comments Provided: Target date is less than 30 calendar days after receiving initial appraisal report.

• Delivery of revised appraisals: Appraiser agrees to promptly correct deficiencies (within 10 days).

• Final Appraisal Report Due: Within 10-day correction period.

• Invoice Submission and Payment: 60 Days after the Contract Appraiser has been notified the appraisal review is complete.

• Closeout: 60 days after final payment.
