  • Space Configuration: Detailed minimum and maximum square footage for private offices, open workstations, testing/conference rooms, and storage for each service branch, plus common areas like a Network/CCTV closet, two ADA-compliant restrooms, and a janitorial closet.
  • Parking: Adequate and assigned parking for 23 Government vehicles (day and overnight), plus visitor parking.
  • Access & Connectivity: 24-hour access to leased spaces and high-speed data service connection (fiber preferred).
  • Build-Out & Maintenance: The Lessor is responsible for the build-out according to detailed Construction and Security Specifications, including HVAC, plumbing, electrical, communications, security systems (e.g., Video Intercom Entry Control, CCTV/NVR), and architectural finishes. The Lessor must also provide janitorial services as per specifications and maintain the premises.
