Scope of Work
The project involves a Design-Build approach with a Period of Performance of 550 calendar days (18 months). Key renovation areas include:
- Fire Suppression System: Installation of a new, fully integrated fire alarm and suppression system.
- Hazardous Materials: HAZTOX sampling, analysis, and abatement for asbestos, lead-based paint, mercury, and PCBs.
- Exterior Improvements: Demolition and disposal of masonry walls, provision of ABA-compliant concrete landings with metal railings, walkways, ramps, planters, and exterior painting.
- Roof Replacement: Removal of the existing composite roof and replacement with a new white PVC roof and a new metal roof.
- Openings: Replacement of various exterior windows and doors, including new frames, hardware, and finishes.
- Interior Renovations: Installation of new suspended ceilings, LED lighting, floor coverings (carpet and tile), painting, and full restroom renovations to meet ABA standards.
- HVAC and Boiler System: Demolition and disposal of the existing steam boiler and associated components, replacement with a new hydronic system, and replacement of existing air handling units (AHUs), compressors, and a failed economizer.
