The contractor will be responsible for the following tasks:

• Ceiling Renovation: Decommissioning existing plaster ceilings on the second floor (stairway, family room, corridor), including removal of fixtures, blinds, and covering of furniture. Installation of new drywall ceilings, including metal framing, drywall boards (1/2" thick, fire-rated), and finishing with Sherwin Williams paint. Three access gates will be installed.
• Window, Sliding Glass Door, and Screen Repair: Inspection, repair, and replacement of window hardware, rollers, and screens. Removal and relocation of security grills as needed. Patching and painting of affected areas with Sherwin Williams water-base satin semi-gloss finish.
• Interior/Exterior Painting Services: Preparation of surfaces, including scraping, sanding, filling, and priming with Sherwin Williams LOXON primer. Interior walls to be painted with high-quality semi-gloss, water-based, off-white paint. Exterior walls to be painted with elastomer water-based paint. All colors must match existing and be approved.
• Interior Plumbing Repairs (Second Floor): Selective wall chipping to expose damaged piping, removal of old piping, and installation of new Schedule 40 PVC piping (1", 3/4", 1/2") and fittings. Includes pressure testing, backfilling, and patching.
