Scope of Work

The project entails the comprehensive repair and replacement of the roof on Building 11525, a one-story, 113,000 sq ft historic property constructed in the early 1940s. Key tasks include:

  • Demolition: Removal of existing built-up roof (BUR) from the barrel center section and east side low roof section, including drains, pans, cant strips, vapor barrier, and walking pads.
  • Barrel Roof Replacement: Installation of a new 3-ply SBS-Modified BUR roof assembly with a granular cap sheet, new 24-gauge steel coping, cant strips, and walking pads.
  • Low Roof Replacement: Installation of a new 90-mil Ethylene Propylene Diene Monomer (EPDM) roof assembly, including underlayment, vapor barrier, 3" rigid EPS insulation (sloped), 1/2" gypsum board overlayment, new 24-gauge stainless steel coping, and walking pads.
  • Associated Work: Replacement of existing roof drains, flashings, vent pipe flashing, cover board, vapor barrier, cant strips, metal copings, and trim. New 12" cast iron dome roof drains will be installed.
  • Structural Elements: Removal and replacement of parapet walls with pressure-treated materials, and removal/reinstallation of a staircase over the barrel roof.
  • Special Requirements: Work is within a controlled airfield area at JBER, requiring coordination with Airfield Management (3 OSS AFM), security access, potential escorts, airfield driving course completion, and specific safety plans (CSPP). Crane use requires 72-hour notification. The project schedule must coordinate with the Biannual Arctic Thunder Open House (August 8-9, 2026).
