Scope of Work

The project involves the complete replacement of a defective AC system, including:

• Dismantling and disposing of the existing AC system and four ceiling cassettes.
• Installing two new exterior multi-split heat pump condenser units and four interior wall-mounted inverter split air-handling units (two per apartment).
• The new system must provide year-round heating and cooling.
• All necessary ancillary work, including electrical wiring, refrigerant piping, insulation, condensate drainpipes, core drilling, firestop systems, mounting frames, and accessories.
• Restoration of affected walls, ceilings, and floors to their original condition.

Performance Requirements & Special Conditions

• Period of Performance: 100 calendar days.
• Standards: Systems must use environmentally friendly refrigerant (R32 or higher) and comply with German/EU regulations, technical standards, safety codes, and manufacturer specifications. Compliance with EU's Regulation on Fluorinated Greenhouse Gases 2024 is required.
• Warranty: Contractor must provide a five-year workmanship warranty.
• Materials: All materials and equipment must be new, certified, and compliant.
