Scope of Work
The project involves the complete removal and proper disposal of approximately 8,400 sq ft of the existing EPDM roofing system (membrane, cover board, insulation) down to the structural deck. A new, compliant, white 60-mil EPDM roofing system will be installed, fully adhered and mechanically fastened. The new system must be engineered for high-wind coastal zones, meeting ASCE 7-22 standards and withstanding 75+ MPH gusts (minimum FM Global 1-90 rating). Key requirements include a tapered polyisocyanurate insulation system (minimum R-30), use of coastal-grade metal, and targeted asbestos remediation for new penetrations. The contractor must also reroute, remove, and reconnect existing roof-mounted systems.
