Operating Requirements

The operating season runs from the Friday before Memorial Day through Labor Day. Lessees are required to provide services on Saturdays, Sundays, and Holidays from 10:00 AM - 3:00 PM. Any repairs or improvements must comply with the 2024 International Building Code and 2023 NFPA 70 (NEC), and adhere to historic preservation standards. Lessees are responsible for all maintenance, routine housekeeping, and grounds maintenance within their leased premises.

Contract Details

  • Contract Type: Lease Agreement (Solicitation)
  • Term: Non-negotiable, through September 30, 2030.
  • Rent: Offerors must propose a fixed annual rent, which must meet or exceed the Fair Market Value Rent (FMVR). No percentage rent will be accepted. Annual rent is payable in two installments (May 15th and July 15th).
  • Insurance: Lessees must maintain General Liability ($1,000,000 single/$3,000,000 aggregate), Property & Casualty, Worker’s Compensation, and Business Interruption insurance.
  • Set-Aside: None specified.

Submission & Evaluation

  • Proposal Due: Monday, June 1, 2026, by 11:59 PM.
