This document provides clarifications and answers to vendor questions regarding Solicitation Number 19KS7026Q0022 for Single-Module Prefabricated Housing in Yongsan Embassy Housing.

• Framing: Light-gauge steel framing is acceptable if it meets OBO SME standards for structural and fire safety. Wood-wall panels are also an option if they meet stringent fire and structural integrity requirements, with prefabrication and transport being consistent with project goals.
• Restrooms: Plumbing and installation of restrooms are not within the scope of work.
• Design Submission: The 30% design submission must include all discipline drawings reflecting the core design intent, not just floor plans. Preliminary renderings and a finish schedule are also required for the interior.
• Floor Area: The minimum floor area must be 90m² or larger; exterior dimensions may exceed drawings if the 90m² interior area is secured.
• Ceiling Height: A clear interior ceiling height of at least 3 meters is required.
• Gate Dimensions: Vehicle access gate width is 7 meters, height is 5.3 meters. Housing compound entry gate width is 3.6 meters.
• Room Configuration: The interior space is a continuous open space, with no plans for individual rooms, though a free-weight zone must be configured within this space.
• Code Compliance: In case of technical conflict between U.S. and Korean standards, the more stringent code shall be applied.
• Electrical Systems: The Embassy uses a 120/208V single-phase, three-wire system; do not install a separate transformer. Electrical panel should be configured as single-phase, three-wire. Flexible conduit standards are generally not relaxed, and all conduits must be concealed.
• Materials: There is no designated vendor list for distribution boards, electrical equipment, or fire safety equipment. Domestic (Korean) products are acceptable.
• Performance Period: The 180-day completion period from NTP includes the contractor’s design and construction phases but excludes U.S. Government drawing review periods. Extensions may be granted for justifiable reasons.
• Lighting: Provide either recessed-type fixtures or ultra-low-profile surface-mounted fixtures.
• Site Constraints: No maximum building area restriction. Setback distances refer to drawings. Delivery route is the same as pre-bid conference access. Site topography is flat with stabilized soil.
• Power Cable: Primary-side power cable and underground conduit installation are not included in this contract.
• Electrical Materials: Korean KS-certified products with equivalent performance are permitted.
• Window Layout: Propose window layout, installation heights, and consider natural lighting, ventilation, and egress during the design phase. No restrictions on privacy.
• Roof Material: No specific roof finishing material is designated; propose during the design phase, ensuring compliance with standards.
• Structural Systems: Proposals for lightweight wood frame modular systems or hybrid methods are acceptable if they fully satisfy OBO SME criteria for structural stability and fire codes.
