Scope of Work & Requirements
The Navy seeks a quality building of sound construction, suitable for storing bulky aircraft parts. Key requirements include:
- Approximately 112,030 Rentable Square Feet (RSF) with a minimum center height of 20 feet.
- A monitored security system.
- Heat for winter months and exhaust fans for summer months (climate control not explicitly required).
- Sufficient 3 Phase, 220 Volt electric service for forklift charging.
- At least one on-grade loading door (12' wide x 16' height).
- Concrete or asphalt approaches with adequate turning area for semi-trucks.
- Location within the delineated area shown on Attachment A, with preference for properties closer to Tinker Air Force Base (minimum within approximately 10 miles).
- Space must be ready for occupancy prior to June 1, 2026, and be on grade level.
- Access to the facility during normal working hours (6:30 am to 5:00 pm).
- Energy Star® label required for buildings over 10,000 square feet, with specific conditions and exceptions.
Contract & Timeline

- Period of Performance: Initial one (1) year term with four (4) one-year renewal options.

Technical factors (Location, Facility Characteristics) are of equal importance to Price. The Government reserves the right to make an award based on initial offers without discussions.
