- Configuration: Preferred as a standalone building, with a single contiguous floor on the first floor. Close proximity to major thoroughfares is desired. Spaces that are bifurcated/divided, have atriums, are extremely long/narrow, irregularly shaped, or within the FEMA 100-year flood plain are not permissible.
- Zoning: Must be appropriately zoned for the VA's intended medical use.
- Building Restrictions: No vacant buildings, billboards, liquor stores, bars, CBD shops, strip clubs, RV/trailer parks, industrial parks, or shopping malls within 500 feet.
- Utilities: Must meet all Federal and Local Government requirements for fire safety, physical security, accessibility, seismic, and sustainability. A fully serviced lease is required.
Submission Details
Interested parties (owners or legal representatives) must submit comprehensive information including owner details, a map of the location within the delineated area, ingress/egress descriptions, adjacent property uses, proximity to public transport, planned land development, site and floor plans (NUSF and rentable square footage), zoning documentation, necessary property changes, and a statement on utility availability. An optional Capabilities Statement is encouraged for small businesses, VOSBs, or SDVOSBs (NAICS 531120).
