This document is a Sources Sought notice to identify potential sources capable of providing Boiler Replacement and Services for the JUBJ 26-8374 G826 Chiller Replacement project at Maxwell Air Force Base, Alabama. It is for information and planning purposes only and is not a solicitation or a request for SF330s.

• Furnish all plant, labor, equipment, and materials for chiller replacement and associated services.
• Work must be in accordance with provided drawings and specifications.
• Firms must be located within a 250-mile radius of Maxwell Air Force Base.
• Firms must be actively listed in SAM.gov under NAICS Code 238220 (Plumbing, Heating, and Air-Conditioning Contractors).

This notice is not an offer and cannot be accepted to form a binding contract. Responders are responsible for all associated expenses.

Statement of Work (SOW) / Performance Work Statement (PWS)

This document outlines the work required for the demolition of an existing chiller and the replacement with a new 100-ton chiller at Building 826, Gunter Annex, Montgomery, Alabama. The work must be coordinated with the Facility Manager.

• Demolish the existing chiller.

• Replace with a new 100-ton chiller.

• Dispose of all demolished equipment and parts.

• Start up the new chiller.

• Restore any disturbed areas to their original condition (turf, tile, concrete paths/sidewalks).

• Maintain a clear, hazard-free, and secured workplace.

• Clean up the work site daily.

• Ensure all trailers/equipment left overnight have approved storage locations.

• Provide manufacturer warranties for incorporated components.

• Include a standard 2-year parts and labor warranty.

• Work must meet state, federal codes, and OSHA standards.

• Disturbed areas must be restored to "as found" condition.

• Workplace must be maintained as clear, hazard-free, and safe.

• Daily clean-up of the work site is required.

• The project duration is 90 calendar days from the Notice of Proceed.

• Work will be completed in one phase or coordinated with the Facility Manager.

• Building will be occupied during construction.

• Work hours are normally between 6:00 AM and 5:00 PM.

• Work is not permitted on weekends or federal holidays without prior coordination.

• Contractor must coordinate work with the government to avoid interference.

• Contractor must prepare a work schedule.

• Site investigation is required.

• Contractor must comply with "Specifications and Drawings for Construction" (FAR 52.236-21).

• Submittal of descriptive data, shop drawings, and samples is required.

• Contractor must obtain an approved Construction Permit prior to excavating.

• Ground Fault Circuit Interrupters (GFCIs) are required for portable electrical tools in wet locations.

• Equipment operating, maintenance, and repair manuals must be submitted.

• Contractor must comply with National Fire Protection Association (NFPA) publication 241 and other relevant safety regulations.

• No friable asbestos-containing materials are to be installed; if encountered during demolition, work must stop and the TM/Contract Administrator notified.

• Contractor must protect existing landscape, including trees, shrubs, and turf.

• A staging area will be provided.

• Specific testing procedures and reporting are required.

• All workmanship, materials, and equipment are under warranty for at least one year.

• Contractor must protect government property and personnel.

• Barricades must be furnished, placed, and maintained.

• Final cleaning is required prior to final inspection.

• Security requirements for unclassified contracts, including employee lists and identification, must be met.

• Contractor employees are prohibited from possessing weapons, firearms, or ammunition on base.

• Contractor personnel must complete suitability investigations (NAC).

• Required insurance includes Workmen's Compensation, General Liability, and Automobile Liability.

• Contractor must comply with all applicable clauses and provisions (FAR).

• Smoking is restricted in AETC facilities.
