Statement of Work (SOW)

This project entails the removal and replacement of approximately 13,400 square feet of roofing on the Office Storage Building at Steamtown National Historic Site (STEA), Scranton, PA. The existing roofing system has deteriorated significantly, requiring full replacement to prevent ongoing water intrusion and operational disruptions.

• Removal of existing roofing materials down to an approved substrate.

• Installation of insulation (minimum R-value of 30), flashing, drainage improvements, and accessories.

• Window resealing and steel member repainting.

• Site restoration, cleanup, testing, and closeout documentation.

• Daily cleanup and offsite debris disposal.

• Demolition & Surface Preparation: Remove existing roofing and deteriorated components, repair/replace damaged decking and insulation, and prepare substrates per EPDM manufacturer requirements.

• Insulation System: Install polyisocyanurate insulation to achieve R-30, with tapered insulation to prevent ponding, and cover board for a stable substrate.

• EPDM Membrane Installation: Install a fully adhered EPDM roofing system with a 30-year warranty, ensuring watertight integrity.

The estimated contract value is between $290,000.00 and $350,000.00, subject to fund availability.
