Statement of Work (SOW)

This Statement of Work details the requirements for replacing an old Carrier air handler unit with a new unit of approximately 3,500 CFM capacity to meet desired heat/cool load requirements at Starbucks AHU Replacement, BLDG 650. The work may require after-hours operations.

• Demolition and Removal: Remove the existing air handler unit, non-reusable ductwork, hydronic piping, electrical wiring, and drop ceiling as needed. Protect the work area from dust and contaminants, coordinating with the facility manager to ensure compliance with food safety regulations.

• Installation and Additive Services: Install a new air handler unit, new or retrofitted ductwork, hydronic piping, and electrical wiring. Install isolation valves as needed. Repair/replace drop ceiling grid and tiles. Ensure the new unit has an unobstructed path for maintenance access.

• EMCS Integration: Ensure the new system is compatible with existing Johnson Controls for EMCS integration, connecting to existing EMCS ports and configuring the EMCS to recognize and communicate with the new system. This includes setting up communication parameters, defining control points, and creating control logic. Test EMCS integration to verify correct operation and response to commands. Verify proper operation of existing dampers and their integration.

• Testing and Balancing: Test and balance airflow throughout the entire ductwork system to ensure proper heating and cooling distribution. Perform startup and operational testing.

• Restoration and Cleanup: Restore all disturbed areas/facility components to their original state. Keep the work area free of debris. Dispose of all construction debris in accordance with applicable regulations. Leave the work site clean.

• Warranty: The contractor shall warranty all work for one (1) year from the date of acceptance.

• Documentation: Upon completion, provide system schematics and maintenance guidelines/service manuals for installed components (minimum one hard copy or digital file).

• Work Clearance: Obtain DAF Form 103 (Base Civil Engineer Work Clearance Request) approved by 60 CES prior to work start, renewed every 30 days.

• Waste Disposal: Title to waste, excess, scrap, and salvage materials vests in the Contractor, to be disposed of off-base per regulations.

• Security: Travis Air Force Base is a closed base. Contractors must adhere to installation entry requirements, including identity proofing and vetting (NCIC/CLETS check), unless a current favorable government security clearance is verifiable via JPAS. Primary contractor ensures all personnel have proper credentials to work in the U.S.
