Statement of Work (SOW) / Performance Work Statement (PWS)

This Statement of Work outlines the requirements for the renovation of the Shop & 2 Stall Garage Building at the San Marcos Aquatic Resource Center in Hays County, TX.

The work includes, but is not limited to, the following major tasks:

• Replacement of three overhead roll-up style doors with hardware, weather stripping, and manual chain hoists.

• Replacement of existing light fixtures with LED fixtures compliant with OSHA requirements.

• Removal of approximately 416 square feet of suspended ceiling grids and tiles.

• Replacement of three exterior personnel doors with insulated hollow metal doors, including frames and hardware.

• Termination, capping, and removal of existing gas lines from the building.

• Removal and replacement of the existing gutter system, including downspouts.

• Removal and replacement of the existing roof with new 24-gauge roofing panels (excluding the lean-to shed on the south side).

• Removal of existing gas-fired unit heaters.

• The project site is located at the San Marcos Aquatic Resource Center, 500 East McCarty Lane, San Marcos, TX 78666-1024.

• The contract duration is sixty (60) days from execution.

• Submittals (shop drawings, manufacturers' literature, samples, work schedules, schedule of values) are required for overhead roll-up doors, LED light fixtures, exterior personnel doors, and metal roof panels. Allow at least 7 working days for review.

• Submittals must be sent directly from the Contractor to the Contracting Officer's Technical Representative (COTR) at U.S. Fish and Wildlife Service, Division of Engineering, 1875 Century Boulevard, Atlanta, GA. 30345.

• The work shall comply with applicable codes and standards, including IBC, MBMA, and NEC.

• A one-year warranty is required for all project construction per FAR 52.246-21.

• Specific warranties are required for materials: 20-year for metal roof panels, 3-year for roll-up doors, and 10-year for door finishes.

• Contractor is responsible for safety on site and must submit a safety plan prior to starting work.

• Demolition debris must be removed from the site and legally disposed of by the Contractor.

• Temporary facilities, including portable toilet facilities, will be provided by the Contractor. Water and electric power are available on site.

• A preconstruction conference will be held prior to the start of work.

• Routine inspections will be performed by a government Contract Inspector (CI).
