Scope of Work

The contractor will provide all necessary resources for preventative maintenance (PM) and 24x7 emergency repair services for Government-owned APC UPS and InRow cooling units located at 444 W. Fort Street, Boise, ID, 83702. Services encompass inspections, certifications, and repairs according to manufacturer specifications and industry standards. This includes all parts (excluding batteries), labor, and materials.

Specific Tasks & Deliverables

  • Semi-annual Maintenance: Comprehensive inspection of Network AIR Precision Computer Room Air Conditioning equipment, including replacing return air filters and humidifier cylinders.
  • Environmental Inspection: Measure/record temperature/humidity, ensure cooling capacity, document noncompliance, and recommend corrective actions.
  • Maintenance Activities: Verify voltages, check chilled water supply temperature, replace drive belts, inspect refrigerant, verify condensate removal, replace return air filters, lubricate bearings, review alarms, confirm set-point adherence, inspect electrical connections, and clean evaporator/condenser components.
  • System Condition Documentation: Verify alarms, download logs, troubleshoot/repair defects, and document actions and recommendations.
  • Emergency Repairs: Must be scheduled no later than the next business day and include all parts except batteries.

General Requirements

  • Contractors must be APC-certified service providers.
  • Submit an inspection sheet with the bid; post-award, submit completed sheets with recommendations to the Contracting Officer's Representative (COR).
  • Inspections must be scheduled with the COR during business hours (Mon-Fri, 8:00 a.m. - 4:30 p.m. Mountain Time).
  • Service reports are required with every inspection; lack of documentation will result in non-payment.
