Statement of Work (SOW)

This Statement of Work (SOW) defines the construction services required for the "Choose a Post City Newly Acquired Building - Staff Diplomatic Housing - Selective Improvements - Construction Phase Services" project in Johannesburg, South Africa. The United States Government (USG), Department of State (DOS), Bureau of Overseas Buildings Operations (OBO) requires these services for a newly acquired building to serve as staff diplomatic housing.

• Deliverables: Contractor must develop and submit various deliverables including project management plans, quality management plans, construction safety management systems, meeting documentation, assessments, surveys, studies, strategies, designs, reports, specifications, and submittals.

• Submittals: All submittals require review and approval by the Contracting Officer's Representative (COR) at least 10 working days prior to the commencement of related work. "As-built" drawings and final material certifications are required upon project completion.

• OBO Requirements: Contractor must adhere to the 2025 Edition of OPSR 5 (OBO Deliverable Requirements) and applicable bulletins, as well as host country's local building codes.

• Project-Specific Documents: Contractor shall use project-specific documents and drawings referenced in Attachment J.3.2.

• The document references Solicitation # XXX.

• Contract Line-Item Numbers (CLIN) are identified, with CLIN 001 for Base Scope and CLIN 002 for VAT.

• The document is the property of the U.S. Government and reproduction/distribution is prohibited without express written approval.
