Scope of Requirements

The USDA requires approximately 2,609 to 2,739 ANSI/BOMA Office Area (ABOA) square feet, not to exceed 3,193 Rentable Square Feet (RSF). The proposed space must be in a modern quality building with sound construction, specific facade materials, and located within a defined Area of Consideration, explicitly excluding areas within a 0.2-percent-annual chance floodplain.

Key requirements include:

  • Lease Term: A Ten (10) Year (120 Months) Full Term, with a Five (5) Year (60 Months) Firm Term. The Government retains termination rights with 120 days' notice after the firm term.
  • Parking: Provision of three (3) reserved parking spaces for USDA/Government-Use Only.

Proposals, including GSA Forms 1364, 1217, 12000, a Tenant Improvement Cost Summary (TICS) Workbook with two independent bids, scaled test fit, and parking plan, must be submitted via email to the Lease Contracting Officer.

Evaluation & Deadline

Offers will be evaluated based on the lowest priced technically acceptable (LPTA) methodology, involving a present value price evaluation. The Government reserves the right to award without discussions.
