Maximum Sq. Ft. (RSF): 17,000 RSF

Space Type: Office and Related Space

Parking Spaces (Total): 8 structured spaces

Parking Spaces (Reserved): 8 structured spaces

Full Term: 10 years

Firm Term: 10 years

Option Term: One (1), Five (5) Year Term

Additional Requirements:

  • The offered building must have the ability to accommodate ISC Level II Requirements.
  • Offered locations must have a minimum column spacing of 20’ x 20’.
  • Offered locations must be within 2,640 walkable linear feet (WLF) from a metrorail station.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain).

The U.S. Government currently occupies office and related space in a building under a lease in Washington, DC, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.

Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.  In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CBRE, Inc.

Expressions of interest must include the following information:

  1. Building name, address, and age;
  2. Location of space in the building and date of availability;
  3. Rentable square feet (RSF) offered and rate per RSF;
  4. ANSI/BOMA office area/usable square feet (ABOA SF) and rental rate per ABOA SF, full service, meeting GSA’s standard building shell requirements and inclusive of the following:
    • Tenant Improvement Allowance (TIA) of $58.96/ABOA SF for alternative locations and $49.71/ABOA SF for the incumbent location; and a
    • Building Specific Amortized Capital (BSAC) Allowance of $12.00/ABOA SF for alternative locations and $0.00/ABOA SF for the incumbent location.
    • The Government may elect to reduce or remove the allowances above;
  5. Name, address, telephone number, and email address of authorized contact;
  6. Scaled floor plans (as-builts) identifying offered space;
  7. Information on project and building ownership;
  8. Offered rental concessions, if any.
